PURPOSE OF THIS POSITION:
The primary function of this position is to safeguard the public health, safety, and welfare by ensuring compliance with Village standards and codes through conducting proper building inspections.
As a municipal organization, Greenwood Village is a provider of emergency services. Some emergency situations, including weather related emergencies, may necessitate Greenwood Village employees to assist in areas of work which may not be directly related to the employee's specific job function, but which will be within the physical capabilities, training, and skills of the employee.
ESSENTIAL FUNCTION STATEMENTS: The following statements are illustrative of the essential functions of the job and do not include other nonessential or peripheral duties that may be required. A. Performs Combination Inspections
- Inspects building, plumbing, mechanical, and energy installations in all commercial, residential and tenant finish construction; ensures compliance with the building, plumbing, mechanical, and energy codes, approved plans and specifications, and other codes of the city enforced by the building department.
- Conducts building, plumbing, mechanical, and energy inspections of new commercial core and shell, tenant finish, new and existing residential construction for (but not limited to): concrete, waterproofing, structural wood framing, light steel framing, roofing, glazing, insulation, drywall, fireplace construction, drainage immediately around structures, new and existing plumbing, waste and vents, water piping, gas piping, heating, ventilating, cooling and refrigeration, incinerators, water heaters, pressurization and life safety systems, exhaust systems, miscellaneous heat producing appliances, such as gas logs and direct vented appliances, accessibility, building site preparation, cooking equipment used in food processing, completion of work, demolition, design requirements, design loads, decks, exit facilities, footings, foundations, flame spread indexes, fire resistant materials and construction, masonry, membrane structures, means of egress, occupancy separations, plastics, pressure vessels, smoke control, special hazards, sanitation, swimming pools, saunas and hot tubs, and solar systems.
- Inspects trusses for compliance with engineer drawings.
- Coordinates inspections with other code enforcement personnel to ensure that all required approvals are obtained.
- Reviews special inspector reports on complex new commercial construction and residential construction to verify compliance with applicable codes.
- Inspects buildings for signs of dilapidation, improper exiting, fire dangers, structural instability, sanitation, and related areas; determines whether buildings are suitable for habitation or designated a dangerous building.
- Inspects buildings for hazardous situations in plumbing and mechanical applications; provides expertise in determining health hazards that may deem a structure or installation as dangerous, such as gas leaks, sewer gas and improper venting of gas appliances; inputs inspection results in computer.
B. Responds to Public Inquiries
- Advises architects and other design professionals, contractors, homeowners, building owners, and the general public, regarding the building code; interprets and explains policies, permits, licenses and other Department policies and procedures.
- Meets on site with contractors, homeowners, architects and other design professionals, and building owners to discuss code requirements, installation details, approved alternate materials and methods of construction, and related matters.
C. Prepares Correspondence and Notices
- Prepares correspondence to homeowners in regard to warning and hazard tags from Public Service Company; prepares responses to requests for code information and other correspondence.
- Issues temporary and final Certificates of Occupancy; prepares Notice and Order with respect to dangerous buildings; issues Stop Work Notices
D. Participates in preliminary review process.
- Performs preliminary reviews of building, plumbing and mechanical installations for commercial and residential plans.
- Participates in preliminary review meetings; resolves problems with plans and/or installation/construction.
- Represents the department at Colorado Chapter ICC meetings and other meetings as requested by the Chief Building Official.
E. Miscellaneous Functions
- Assists other inspectors as necessary.
- Provides crosstraining for other staff and receives training as necessary.
- Performs related duties and responsibilities as required.
