Description
Position Purpose
As a Controls Service Technician III, you will work as a part of the LONG Service Team to support our Customer Base and Impact-Driven Service (Commercial HVAC Controls Service) offering that includes Fault Detection & Diagnostics (FDD) software and task management. The Controls Service Technician III will work with the Service Supervisor, HVAC Systems & Energy Analysts, salespeople, other Controls Service Technicians, dispatchers, and contract administrators to support our service offerings for our clients. As a Controls Service Technician III, you will leverage your experience and skills to support our Impact-Driven Service offering that includes Fault Detection & Diagnostics (FDD) by understanding the diagnostics and tasking from the FDD platform and bringing tasks to completion by resolving the root cause. You will prioritize FDD system outputs including diagnostics and faults to identify and troubleshoot HVAC system performance issues. Tasks would include items such as existing programming investigation, setpoint adjustments, loop tuning, simple programming fixes, and more complex work such as HVAC controls programming to optimize performance, and system-wide analysis and troubleshooting. Tasks may also include responding to break/fix issues, mechanical system troubleshooting support, and some urgent/critical responses for client service calls as needed. Additionally, you will mentor, coach and guide junior service technicians in a team environment.

Essential Duties and Responsibilities
To perform this job successfully, you must be able to perform each essential duty satisfactorily. Other duties or tasks assigned as required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. The essential functions of this position include but are not limited to:
- Utilize FDD platform to evaluate faults, diagnostics, equipment and building performance and provide recommendations to customers on actions to be taken to improve system performance and energy efficiency.
- Perform analysis of existing programming logic, comparison of intended/designed Sequence of Operations (SoO) with unique building or equipment nuances, and optimization of programming to improve Sequence of Operations (SoO) to address FDD faults and opportunities.
- Determine the most effective action to take based on the FDD system findings, controls plans, mechanical system operation, and BAS data taking into consideration overall system operation and the dynamics on how different systems in a building effect each other.
- Program, tune, and control setpoint adjustments within manufacturers and engineering design recommendations in accordance with LONG standards.
- Perform calibration and point-to-point troubleshooting of control systems and controlled equipment/components to verify or improve equipment operation.
- Provide information to update drawings and keep records of equipment for as-built documentation and submit all redlined drafting to application engineers.
- Instruct client's personnel on the operation and maintenance of HVAC control systems, sequences of operation, and energy optimization.
- Assist with client needs outside of the FDD faults and tasks including troubleshooting and modifications to graphics, user setup, alarming, system communication and integration, necessary hardware and software updates, wiring, etc.
- Become proficient in the Clockworks Platforms and effectively utilize them for fault detection and diagnostics purposes.
- Optimize and utilize widgets, filters, and visualizations to analyze data and generate insights.
- Create, modify, edit, assign, and manage dashboards for clients, the Analytics Team, and technical users, tailoring them to their specific requirements.
- Review diagnostics to identify faults and opportunities for improvement. Clearly communicate proper solutions to relevant stakeholders and create, assign, and track tasks related to resolving identified issues.
- Continue to pursue in-depth product and service knowledge and acquire deeper technical skills.
- Alert service and sales managers regarding additional business opportunities with customers that align with the company's overarching strategy and high-level goals.
- Independently create pricing and quotes, including time and materials (T&M) estimates, for potential self-performed small projects or upgrades offered to clients.
- Perform preventative maintenance such as cleaning, part replacements, software updates, or system optimizations to minimize the risk of failures and malfunctions.
- The ability to Independently diagnose a broad range of complex system issues and rectify them to the clients satisfaction and according to LONG Standards
- Program databases for supported systems to meet specified sequences of operation and equipment manufacturers recommendations, in accordance with LONG standards.
- On-call work may be required on a periodic basis.

Qualifications
- Associate degree from a tech school (or service experience equivalent)
- 5+ years of DDC/BAS control system construction or service experience
- 4 years of experience in a customer facing/customer support role.
- 2+ years of DDC/BAS control system programming and integration experience
- Ability to legally operate a company vehicle.
- Experience with commercial HVAC control systems, installation, and construction procedures.
- Extensive knowledge of building automation systems, controls integration and communication protocols including BACnet, Modbus, LON
- Ability to read and understand complex control diagrams, wiring diagrams, engineering specifications, and mechanical drawings.
- In-depth understanding of complex HVAC systems to troubleshoot equipment, components, systems, integration, and Sequences of Operations and apply advanced problem-solving skills.
- Building Automation System Custom Programming and troubleshooting skills, preferred with KMC, Distech, and Tridium Niagara
- High degree of proficiency with IT assets utilized within commercial HVAC systems, Building Automation Systems, and office environments.
- Ability to communicate information and ideas clearly and concisely, in writing and verbally.
- Excellent customer service skills
- Proficiency in writing, reviewing, and editing technical documentation.
Preferred Qualifications
- Bachelor's degree in mechanical engineering, electrical engineering, or related field, or equivalent combination of education and experience in HVAC and building controls.
- 2+ years of Energy Engineering, Commissioning, HVAC design experience

Physical Requirements
- This work may involve standing for extended periods, climbing ladders or scaffolds, and working in tight spaces.
- Ability to lift 50 lbs. from floor to countertop and countertop to floor.
